Madison board approves offices at The Village

Mark Castleberry, one of the developers, said that they hope to begin construction this summer and have them ready for tenants to move in in the first quarter of 2023.
“We are seeing strong demand for retail and office space in Madison and are excited to provide these additional buildings to bring more energy to The Village at Madison,” Castleberry said.
Castleberry, of Starkville, is a commercial developer with 30 years of experience. He has overseen projects across Mississippi that include The Mill at MSU in Starkville.
Renderrings and building plans ere approved earlier this month at the Madison City board meeting. Ward 6 Alderman guy Bowering said that he really likes the design of the buildings.
“It’s a little different and adds some variety,” Bowering said. “It has really attractive architecture, and with them being built there, it’s going to attract businesses. Somebody is going to want to be part of that area and move their business there.”
Building D will boast 12,000 rentable square footage in total. Spaces available for pre- leasing in this multi-tenant building range from 1,500 – 4,900 rentable square footage. Building G will offer 2,400 rentable square footage.
Both buildings will be able to accomodate retail, restaurant, and office space.
Castleberry said that they have received interest from businesses that include medical offices, clothing stores, book stores, a candy shop and shoe store. He described all the interested potential tenants as “upscale.”
The projected is developed by Main Street Investors and overseen locally by Pinpoint Commercial Real Estate.
Main Street Investors is comprised of partners Dr. Michael Manning of Ridgeland, Lee Stafford of West Point, and Castleberry. Pinpoint’s B.B. Mitchell and Sam Cox are representing Main Street investors.
The Village at Madison has been in the works since 2018, according to Castleberry. In 2020 the first building, the Half Shell Oyster House, was complete and up and running. Castleberry said the COVID-19 pandemic slowed their plans but they now have 14 homes under construction in the mixed use development.
Castleberry said the 25 acre development has room for about 75 single family homes. He said of the more than a dozen in development all but one have been sold and many are custom jobs.
“The Village of Madison is our entrance from Main Street to our historic downtown, and everything that is being built there reflects what Madison could’ve been years ago,” Hawkins-butler said. “It embellishes what we have on Main Street. The design is part of that character. It’s exciting to see something you dreamed about for decades to come out of the ground and see all the plans and hopes come to fruition.”

The Village at Madison is now starting preleasing for two additional buildings that will be built later this year, which will feature retail, restaurant, and office space.
The plan has been approved by the City of Madison, and construction will begin this summer for the second and third buildings within the development. The developers, Main Street Investors, released building plans that include a building consisting of 12,000 rentable square footage for mixed use retail (Building D) and a 2,400 square footage stand-alone building (Building G). Multi-tenant Building D will have spaces available ranging from 1,500 to 4,900 rentable square feet. Pinpoint Commercial Real Estate’s Ellis “BB” Mitchell and Sam Cox are representing the developer and leasing the spaces.
“The development will ultimately consist of 60,000 SF of restaurant, retail and professional office space,” Mitchell said. “75 zero lot line residences will also be located on site, which will provide excellent foot traffic for businesses located at The Village at Madison.”
Mitchell said they are targeting businesses such as quality restaurants, fashion or style boutiques, health and beauty operators, medical users, professional office users and other retail and office users.
“It is our goal to source quality, locally owned and operated businesses to The Village at Madison,” Mitchell said. “We feel that The Village at Madison will provide a much-needed mixed use development on the East side of Interstate 55 for people to come eat, drink and shop. The development provides excellent visibility from Madison Parkway and is ideally located between I-55 and Hwy 51.”
Half Shell Oyster House found its home in The Village at Madison as the first business to commit to the development in 2020.
“Half Shell is regularly packed for lunch and dinner, and we feel their continued success within the development is extremely attractive to users looking to house their restaurant or retail business at The Village at Madison,” Mitchell said.
Mitchell said they already have secured multiple letters of intent from businesses looking to locate in the development, and they still have spaces available in the 1,500 to 4,900 square footage range in the new buildings. Once construction begins this summer, it is anticipated to take 10 to 12 months in efforts to complete the new building by the summer of 2023.

Major New Development Taking Shape

The Village At Madison is a new $50 million, eighteen-acre development in Madison County containing forty-six residential lots and 88-acres of available commercial and office space. Half Shell Oyster House restaurant became the first establishment to open its doors at The Village At Madison and negotiations are ongoing to bring in more restaurants as well as a few, smaller boutique retail establishments, such as possibly a day spa or florist, and professional business firms and companies.
“As far as the organizational structure behind The Village there are three equal partners,” says Mark Castleberry, CEO of Castle Properties. “Myself, Lee Stafford of West Point, and Delta native, Dr. Michael Manning, who owns the Mississippi Vein Institute and The Men’s Clinic in Madison.
“We placed much of the property under contract in mid-2018 and closed on the purchase of the assembled 18-acre site in December of that year,” says Castleberry. “We began construction of the site work—streets, parking lots, utilities—in September of last year. Construction of the Half Shell Oyster House began in December of 2018 and they officially opened on September thirtieth of this year,” he adds.
“The contractor for the site work and Half Shell Oyster House is Codaray Construction based in Ridgeland with the civil engineer on the project being McMaster Engineering in Madison. Our residential planner and architect is Michael Thompson of Thompson Placemaking based in Brandon,” says Castleberry.
The location of The Village At Madison is “literally on the corner of Main and Main,” says Castleberry, “or Highway 53 and old Main Street The Madison Police Department is one of our neighbors as isThe City of Madison Welcome Center. We own the land where both are housed as well as the surrounding land,” he adds. “The City of Madison was a pleasure to work with, also: very clear in their requirements, never changing things after the fact and were very consistent with us throughout the whole process. One important addition we agreed to do was to build a beautiful, $200,000 arch that we’re constructing for the City that will stretch over Main St. It’s a beautiful addition, and kind of reminds me of the Eiffel Tower because of its metal work and sixteen-foot all masonry base. It’s very large and will span three lanes of traffic in the area. It should be going up in less than sixty days,” says Castleberry.
“The homes in the residential section will begin construction this month, November, and the style of the neighborhood will be that of the New Orleans Garden District,” says Castleberry. “There will be a variety of architecture, as in the Garden District, but they will all work together esthetically. Our architect, Michael Thompson, did an excellent job in planning. We’ve got thrity-one of the lots already under contract either with a builder or an owner and close to twenty of those will begin construction this year,” adds Castleberry.
The pandemic never disrupted work on The Village at Madison, says Castleberry, with just a few minor exceptions. “Getting enough laborers and full crews to work on the construction which caused a slight delay and many of the restaurants we were in talks with put things on hold—at first. But over the last thirty to sixty days that’s all changed and the hesitancy to build or expand seems to not be an issue anymore. Of course, with interest rates as low as they’ve been, our residential area didn’t suffer at all during the pandemic; on the contrary, it exceeded expectations.
“We believe The Village At Madison to be a very special place,” summarizes Castleberry.
Half Shell Oyster House To Open Long Awaited Madison Mississippi Location

Half Shell Oyster House is the first business to commit and open in the newest commercial and residential development, the Village at Madison. This will be the sixth Mississippi location for the seventime winner of Best Seafood in Mississippi by Mississippi Magazine. “As a former resident of Madison, I am excited that after several years of anticipation we are opening in this wonderful community. A unique facet of the restaurant are the Southern Pearl oysters, exclusively available at Half Shell Oyster House. The Southern Pearls are grown and harvested by Biloxi, Miss. based Deer Island Oyster Company. The oysters are grown at the mouth of the Mississippi Sound using off-bottom aquaculture, a method that provides a sustainable premium oyster. The Sound is plentiful with nutrients for oysters to grow, attributing to a distinct sweet, smooth, buttery, yet salty flavor. Southern Pearls will be available at the grand opening along
with other select oysters from the Gulf.

The Village at Madison Begins Construction

A new development in historic downtown Madison will provide a mix of retail, restaurants, office space, and residences, all in a neighborhood setting that offers pedestrian walkways for ease of movement throughout the upscale district.
The Village at Madison held its construction celebration on November 1, 2019. Local officials and community supporters were on hand to celebrate launch of the development, with a champagne christening of the site.
“The Village at Madison is a key component of our historic district, which we are working to develop into the cornerstone of our city,” says Madison Mayor Mary Hawkins Butler.
The Village at Madison will be located adjacent to the Madison Justice Complex and will have entrances from Main Street and Crawford Street. The 18-acre development will include approximately 60,000 feet of commercial space, with Half Shell Oyster House already committing as a tenant. The residential section will encompass 37 homes and nine townhomes.

Commercial/Residential Development Slated for Historic Area of Madison
Historic Main Street in the City of Madison will see new growth with the addition of an 18-acre commercial/residential development.
The Village at Madison will feature restaurant, retail and professional office space along with approximately 50 zero lot line residences. The development is located adjacent to the Madison Justice Complex and will be accessed from both Main and Crawford streets. Cobblestone streets, iron railings and gas lighting will serve as signature elements of the development.
Some 60,000 feet of commercial space is planned. The Half Shell Oyster House has already committed to the site and other tenants are in negotiation.
“We are excited about this new development,” said Madison Mayor Mary Hawkins Butler. “It will set the tone for the gateway to our historic district.”
